Welcome to Tree8Properties. We operate the short-term rental platform Tree8properties.com (the “Platform”), including our website, and related services.

This Privacy Policy explains how we collect, use, disclose, and protect your personal information when you use the Platform as a guest (including international guests traveling to or booking stays in the United States), host, or visitor.

This Policy applies to all users worldwide, including guests located outside the United States who access the Platform or book short-term rentals in the U.S. We comply with applicable U.S. federal and state privacy laws (including the California Consumer Privacy Act (CCPA/CPRA), Virginia Consumer Data Protection Act (VCDPA), Colorado Privacy Act (CPA), Connecticut Data Privacy Act (CTDPA), Utah Consumer Privacy Act (UCPA), and others). For users outside the U.S., we also implement additional safeguards where required by international data protection laws to ensure lawful cross-border transfers.

By using the Platform, you consent to the practices described in this Policy, including the transfer of your personal information to the United States for processing. If you do not agree, please do not use the Platform.

 1. Information We Collect

We collect the following categories of information (the same categories apply to both U.S. and international guests):

 Information You Provide Directly

  • Account and profile data: name, email address, phone number, username, password, date of birth, government-issued ID or passport (for identity verification, booking confirmation, and compliance with U.S. travel or tax requirements), profile photo, and bio.
  • Property listings (for hosts): property address, photos, descriptions, amenities, house rules, pricing, availability calendar, bank account or payment details for pay-outs, and tax identification information (e.g., SSN or EIN for U.S. tax reporting).
  • Booking and transaction data: travel dates, number of guests, special requests, payment card information (processed by third-party providers), and messaging between guests and hosts.
  • Communications: messages, reviews, support inquiries, and feedback.

Information Collected Automatically

  • Device and usage data: IP address, browser type, operating system, device identifiers, app usage, pages viewed, and referral sources.
  • Location data: approximate location (city-level or country-level) from IP address or device settings; precise location only if you enable it for map-based search (you can disable this).
  • Cookies, pixels, and tracking technologies: see Section 10 below.

Information from Third Parties

  • Identity and background verification services (e.g., for fraud prevention or host/guest safety).
  • Payment processors (e.g., Stripe) and financial institutions.
  • Analytics and advertising partners.
  • Public sources or social media (if you link accounts).

We do not knowingly collect “sensitive personal information” (as defined under CCPA or equivalent laws) beyond what is strictly necessary for identity verification, payments, bookings, or legal compliance.

 2. How We Use Your Information

We use the information we collect to:

  • Provide, personalize, and improve the Platform (e.g., process bookings for international guests, match guests with hosts, facilitate messaging and payments).
  • Verify identities, conduct background checks, and prevent fraud or unsafe activity (including for international travellers).
  • Communicate with you (booking confirmations, reminders, newsletters, support responses).
  • Process payments and pay-outs.
  • Generate reviews and ratings.
  • Analyse usage trends and improve our services.
  • Comply with legal obligations (U.S. tax reporting, anti-money laundering, or applicable international requirements).
  • Protect our rights, property, and users (e.g., enforce house rules or respond to legal requests).
  • Send marketing communications (with your consent or as permitted by law; you may opt out at any time).

3. How We Share Your Information

We share personal information only as described below and never sell it for monetary compensation:

  • With other users: Limited information is shared to complete transactions. Guests (including international guests) see host name, photo, property details (including full address after booking confirmation), and reviews. Hosts see guest name, photo, and booking details.
  • Service providers: We share data with trusted third parties that perform services on our behalf (payment processing, cloud hosting, analytics, email delivery, customer support, identity verification, marketing). These providers are contractually required to protect your data.
  • Affiliates and business transfers: With our corporate group or in the event of a merger, acquisition, or sale of assets.
  • Legal and safety reasons: To comply with court orders, subpoenas, government requests (U.S. or applicable foreign authorities), or to protect the safety of users, the public, or our Platform.
  • With your consent: For any other purpose you explicitly approve.

We do not share personal information for cross-context behavioral advertising unless you opt in (where required by law).

4. Data Retention

We retain your personal information for as long as necessary to fulfil the purposes outlined in this Policy or as required by law (for example, 7 years for tax records). You may request deletion of your account and data (subject to legal exceptions and ongoing business needs, including international legal obligations).

5. Security

We use reasonable administrative, technical, and physical safeguards to protect your information. However, no system is 100% secure, and we cannot guarantee absolute security.

6. Your Rights and Choices

 General Rights (All Users Worldwide)

  • Access, correct, or delete your personal information via your account settings or by contacting us.
  • opt out of marketing emails (unsubscribe link in every email).

U.S. Residents (CCPA/CPRA and Similar State Rights)

California, Virginia, Colorado, Connecticut, Utah, and other U.S. state residents have the specific rights described in the original policy (know, delete, opt-out of sale/sharing, limit sensitive data, correct data). Submit verifiable requests by emailing support@tree8properties.com or using the in-app form.

 International Guests (Outside the U.S.)

Depending on your country of residence, you may have additional rights under local data protection laws (for example:

  • Right to access, rectification, erasure, restriction, portability, and objection under the EU/UK GDPR or equivalent laws;
  • Rights under Canada’s PIPEDA, Brazil’s LGPD, or other applicable frameworks).
    We honour these rights where applicable and will respond to verifiable requests within the timeframes required by your local law (typically 30–45 days).

Use the same contact methods above and specify your country of residence so we can apply the correct framework.

Do Not Track Signals

We do not currently respond to “Do Not Track” browser signals. You can manage cookies and tracking preferences through your browser or device settings.

 7. Children’s Privacy

The Platform is not intended for children under 13 (or the age required in your jurisdiction). We do not knowingly collect personal information from children. If we learn we have collected such data, we will delete it.

8. International Data Transfers (Specifically for Guests Outside the U.S.)

When you use the Platform from outside the United States:

  • Your personal information is transferred to and processed in the United States (and possibly other countries where our service providers operate).
  • U.S. data protection laws may differ from those in your country and may provide a lower level of protection.
  • We implement appropriate safeguards for these transfers, including Standard Contractual Clauses (SCCs), binding corporate rules, or other legally recognized mechanisms where required (e.g., for users in the European Economic Area, United Kingdom, Switzerland, or other jurisdictions with adequacy decisions or transfer restrictions).
  • By creating an account or making a booking, you explicitly consent to this international transfer and processing.

We may also be required to share your data with U.S. authorities or comply with U.S. laws that apply to international travellers (e.g., for tax reporting on bookings or identity verification).

 9. Third-Party Links and Services

The Platform may contain links to third-party sites or services. We are not responsible for their privacy practices.

 10. Cookies and Tracking Technologies

We use cookies, web beacons, pixels, and similar technologies for functionality, analytics (e.g., Google Analytics), and advertising. You can manage preferences via our Cookie Settings banner or your browser. We may use Google, Meta, and other advertising partners.

 11. Changes to This Privacy Policy

We may update this Policy from time to time. We will notify you of material changes by posting the new Policy with an updated “Last Updated” date and, where required by law (including applicable international laws), by email or in-app notice. Your continued use constitutes acceptance of the revised Policy.
